Phase II construction underway
Ah yes, the familiar sight of heavy machinery moving dirt around. Valley residents may have noticed some activity up on Snoqualmie Ridge since April. These are the early stages of Snoqualmie Ridge II (SR II) on parcels N1 through N4 to the northwest, and S6 through S10 to the south.
SR II Development LLC is a joint venture that will develop 736 acres and up to 2,150 homes during the second phase of Quadrant's Snoqualmie Ridge planned community.
More than 300 homes will be built on parcels N1-N4, and more than 230 homes will be constructed on the southern parcels that lie east of the Parkway and south of the police station.
But for now, only the humdrum details of sewer lines, roads and other infrastructure is underway. Homes won't be built and sold until next year.
"It may not be exciting to readers, but it's exciting to us," said Dave Dorothy, vice president of the Snoqualmie Ridge project for Quadrant Homes. "We're excited to be working on Phase II."
The northern parcel will eventually include an affordable housing component with more than 50 homes priced for people earning 80 percent or less than the median income.
"That will be our first affordable housing neighborhood in the north," Dorothy said.
Dorothy said a wide variety of builders and home styles will be made available to future home buyers at Snoqualmie Ridge. A mix of single-family homes and multi-family homes will include houses, apartments, condos and townhouses. SR II will look a lot like Phase I, with the same type of density and homes, Dorothy said.
Phase II will have it's own parks and trails including two neighborhood parks spanning more than five acres each, and a community park similar in size to the one in the first phase. A variety of soft and hard trails will link up with those in Phase I.
"It's basically the continuation of Phase I ... parks, trails and neighborhoods," Dorothy said.
Quadrant has not acquired any new land at this time.
